The 3 Most Common Cost Models
Fixed-Price / Lump Sum The builder gives you one price for the entire project. While it feels simple, the builder often adds extra “just in case,” and if the project comes in under budget, the savings don’t usually come back to you.
Time & Materials (T&M) You pay for the actual hours worked plus the cost of materials, often with a markup. It’s flexible but can become unpredictable if the project scope changes or runs long.
Cost-Plus (Our Model) At Tried & True Construction, we believe in building differently. We work on a cost-plus basis with a target of 12%. That means you pay the true costs of labor, materials, and subcontractors plus our management fee. Nothing hidden, no surprises.

While our standard cost-plus model is based on a 12% target, some projects in surrounding areas may require a slightly higher percentage. For example, builds in Duck Creek, mountain properties, or projects farther from Cedar City may involve additional logistics and travel. We’ll always communicate these adjustments upfront so you know exactly what to expect.
